Formule Studio is a proptech marketing and AI agency working only on Maltese property. We build lead engines, sales automation and the messaging that converts. We do not do content production — no shoots, no film crews — and we say so plainly, because the system around the content is what actually sells.

Why only real estate
Because the buying journey here is specific. Enquiries arrive on WhatsApp, referral still outperforms every paid channel, and a meaningful share of buyers are researching from another country and will never see the property before they reserve. Marketing built for retail or hospitality does not survive contact with any of that.
Why AI-native, not AI-added
We started with automation and data rather than bolting tools onto a media workflow. That means a response layer that answers in minutes at 9pm on a Sunday — which is when a large share of Maltese property enquiries are actually sent — and messaging tested against real reply rates rather than taste.
How we work
Founder-led, deliberately small, no account layer between you and the people building the work. Photography, video and content production sit with partners we brief and quality-control. We take on a limited number of agencies and developments at a time because the system standard is the product.
